Driveways, sidewalks, retaining walls, patios, porch roofs, decks & railings, fences & gates, exterior & interior stairs/railings, exterior siding, trim & flashings, chimneys, exterior faucets, gutters & down spouts, exterior grading & drainage, foundations, visible framing & structure, insulation & ventilation of crawl spaces and attic spaces, roofing & flashings, main water line, supply lines, drain lines, fuel supply (propane or natural gas), water heaters, heating systems, A/C, electrical systems including panels, sampling of switches & outlets, GFCI outlets, exterior & interior doors, windows, interior ceilings, walls, floors, fireplaces including wood stove or wood fireplace, gas stove or gas fireplace, ceiling fans, central vacuum systems, smoke detectors, laundry facilities including basic functional test of washing machine & clothes dryer, attic framing/ventilation & insulation, garage features, kitchen features including cabinets & counter tops, plumbing, sinks, disposal, oven range, cook tops, exhaust fans, dishwashers, built in micro wave ovens, refrigerators, trash compactors, bathroom plumbing and fixtures, whirl pool tubs, saunas, and more….

Our inspections may also include moisture detection, combustible gas leak detection and carbon monoxide detection.

Items or systems not included:

Common areas with owner associations with exception of siding, roofing decks & railings at exterior of property.
Private water (well & pump) or private sewage systems, below grade septic or sewage systems.
Radio-controlled devices, automatic gates, elevators, lifts, dumbwaiters and thermostatic or time clock controls.
Water softener/filtration systems or solar heating systems or lawn sprinkler systems.
Furnace heat exchangers & humidifiers.
Counter top appliances or portable appliances and self-cleaning function on ovens.
Security & fire alarm systems and stereo & speaker systems.
Common personal property and furnishings.
Telephone lines & jacks, cable or satellite lines & connections
EFIS Stucco systems.
Adequacy or efficiency of any system or component.
Prediction of life expectancy of any item.     
Building code or zoning ordinance violations, suitability of the property for any specialized use.
Geological stability or soils condition - Inspector is not a geologist or soils engineer.
Structural stability or engineering analysis - structural concerns will be noted and recommended for further evaluation.
Termites, pests or other wood destroying organisms.
Asbestos, *Radon, formaldehyde, *water or air quality, lead-based paint, mold or any environmental hazards.
Building value appraisal, market analysis or cost estimates.
Condition of detached buildings other than a garage. Barns, sheds and other outbuildings.
Hot Tubs and Pools or Spas and underground piping.

“Visual Limited Inspection”

As with any professional inspection, the scope of our inspections and report are a limited visual inspection and operation of the general systems and components of the home. The purpose of the inspection is to identify any system or component listed in the report which may be in need of immediate or major repair.  Any area which is not exposed to view, is concealed, or is inaccessible due to snow, soil, walls, floors, carpets, ceilings, furnishings, or any other thing is not included in this inspection.
